  3. Ability to display tenant code numbers on tenant invoice statements

    Would like the ability to populate the tenant code number their payment reference on their statement Invoices along with their trust account details as this would be clearer for tenants when making their payments.

    We are finding so many tenants using their ABN as the bank reference as it is not clear on their invoice. Please see attached invoices.

    This will save on bank searches and costs.

  7. Ability to email copies of invoices with owner statements/tenant invoices without fileSMART

    Without having to pay for fileSMART! This would save me hours and hours of time, as I currently have to go back through my emails (once tenant invoices or owner statement have been sent), and re-send any emails with the invoices for outgoings attached.

  8. Tenant Invoice remittances to have biller code and tenant code added

    When issuing an invoice to the tenant, we want to have their tenant Code number/reference and the Bpay biller code shown on the invoice. This cannot be done currently.

  9. Box to tick in Tenant screen for Periodic Tenancy

    A box to tick in the Tenant screen for Tenants on a Periodic Tenancy would be great to identify/confirm these tenants as Periodic Tenancies on the Lease Expiry Report. At present the expiry dates for these Tenants show as empty on the Lease Expiry report which means we are continually have to confirm these Tenants are on a Periodic Tenancy & not as just the date being forgotten to be entered.

  10. Allow all merge fields for owner email merging

    We are continually sending more and more emails for landlords and tenants through REST.

    We encountered the following today. We would like to send email to owner notifying them that their rent is currently $? and will be increasing to $? on this date?.

    These merge codes only appear under tenant. If we merge an email through this it will go to the tenant. Hence the only way is a posted letter.

    Please look at increasing the merge fields in property for the next upgrade.

  11. Ability to allocate tenant credit when invoicing through filesmart

    Ability to allocate tenant credit when invoicing through filesmart.

    Numerous tenants pay extra funds specifically for water and is receipted into invoice credit. When invoicing water through filesmart you do not get the option to allocate the invoice credit to the invoice. Can we please make this function available.

  12. Ability to only ever enter a property once

    Each property should only need to be entered into the system once. This could be for a vendor, buyer, landlord, tenant, creditor - anything. That way, you can track history for a property over time.

    It would be great to have a list/copy of all past invoices in the Tenant screen with full details that can be referred to and reprinted.

  14. Changes to Paid to Dates to immediately update owner statements

    The paid to date is also not changed until the roll over so making the rent statement to owners very confusing. Once the paid to date is changed, it should be immediately reflected in the month that rent statement is printed after owner is paid, instead of the next month. There should be a field for adjustment without having to cancel a transaction.

  16. Property Information Tab - Ability to add further information

    Povide a check box for NBN and Child Safety Locks as one of the things on the Property Information tab, or even as one of the Features in the Advert tab. These are 2 recent things that we feel are missing from Rest and it needs updating.

    it would also be helpful if we are able to debit some invoice or partial payments of invoices rather than only being able to take the lot.

  18. Require a mail merge field for Rent Incl GST

    In mail merge for Commercial tenant letters. There is no mail merge field for the tenant's rent GST inclusive, only the rent GST exclusive. Can this be built in?

    Characters available in Inspection Tab/Comments
    Could all Information that is entered in the Inspection Comment Section under Inspection Tab be printed on Inspection Reports, at present only part of the comment prints, we use this comment for Property Managers to have information when on site so full details are required.

  20. Add standard owner fees per agency

    Would like a section to add the following standard owner fees, as per Agency. Every time we lease a property, we need to refer to an agency. It would be much better if REST accommodated for these standard fees.

    • Tenancy Agreement Fee
    • Letting Fee – ability to allow for 1 week payable on 6 month lease and 2 weeks on 12 month lease
    • Advertising
    • Other Fees – a section to tick if owner pays the following fees and how much:
    o Signage
    o Photography
    o Floor Plan
    o Defaulting Database Search
